The planning director shall approve, conditionally <br />approve, or deny an adjustment review application. Approval or conditional approval shall be <br />based on compliance with the following applicable criteria. <br /> <br />(3)(e) High Wall Landscape Standard (L-4). The standards of EC 9.6210(4) may be adjusted <br />if the proposal continues to provide extensive screening of both visual and noise <br />impacts to protect adjacent users. <br /> <br />Consistency with Land Use Code: EC 9.8030(3)(e) <br />Although the code contemplates landscaping and masonry walls as screening methods, those <br />measures are intended to mitigate impacts from externally visible or exposed loading activities. Here, <br />the delivery area is fully internalized within the building envelope, which provides a greater degree of <br />visual and acoustic screening than exterior landscaping or walls.
