TAYOR AND JULIA LINEBARGER-TAYLOR <br />ASSESSOR’S MAP 18-03-07-24, TAX LOT 1402 <br /> <br />CRITERIA CONFORMANCE STATEMENT <br />GENERAL CRITERIA <br />APRIL 20, 2026 <br /> <br />This criteria conformance statement was written to accompany the Tentative Middle Housing <br />Land Division Plan application for the Ted J. Taylor and Julia Linebarger-Taylor. The subject <br />property contains 10,687 square feet and zoned R-1. The applicant is proposing to divide the <br />property into 2 parcels as shown on the attached Middle Housing Land Division Plan. There is <br />an existing single-family residences on the subject property. This land division is being <br />proposed to create two individual Middle Housing Land Division parcels. Parcel 1 currently <br />takes vehicular access off both Loma Linda Lane to the north & Loma Linda Drive to the west. <br />Parcel 2 will take access off Loma Linda Drive to the west. <br /> <br />With this land division the owner is fulfilling planning goals of infill and compact growth, while <br />still meeting the minimum code requirements for lot configuration as further described below: <br /> <br />Tentative Plan Requirements (Based on Application Check List) <br /> <br /> X Date, north arrow, and standard engineer's scale on the proposed plan. <br /> <br /> X Show the Assessor's Map and Tax Lot number on the proposed plan. <br /> <br /> X Vicinity Map (not to scale) <br /> <br /> X Show the dimensions of the plat boundary, including the dimensions and approximate <br />square footage calculations of all proposed Middle Housing Lots and/or common area tracts. <br /> <br /> X Show the location, setbacks and height of all existing structures, including those under <br />pending building permits are shown. Indicate whether existing structures will remain or be <br />removed. <br /> <br /> X Proposed plan is prepared, stamped and signed by a professional land surveyor. <br /> <br /> X Show the width and location of all existing and proposed public and private easements, <br />including all easements required under EC 9.8194(4). Note: No public or private easements <br />exist or are being proposed. <br /> <br /> Show the Middle Housing Land Division name. The name must be verified with the Lane <br />County Surveyor’s Office to have not been used previously in the Metro area. Note: Not a <br />subdivision, therefore plat name verification is not required. <br /> <br /> X Show the names of all recorded subdivisions and partitions contiguous to proposed <br />subdivision, and the layout of adjacent lots. <br /> <br />
