Electric <br />and wastewater facilities are available to Parcel 2 adjacent to the west line <br />within the Loma Linda Drive right away. A five (5) foot wide EWEB Utility <br />Easement is proposed along the east line of Parcel 1 to serve Parcel 2 for the <br />purpose of installing a water service line. <br /> <br />(6) The middle housing land division results in one dwelling unit on each <br />middle housing lot, except lots, parcels or tracts that include a common <br />area. Lots, parcels or tracts that include a common area, but do not <br />include a dwelling unit, are permitted. <br /> <br />The middle housing land division results in one dwelling unit on each <br />middle housing parcel. No common areas are proposed. <br /> <br />(7) The application demonstrates that buildings or structures on the <br />middle housing lots created by the middle housing land division will <br />comply with applicable building code provisions related to new property <br />lines; and, notwithstanding the creation of new lots or parcels, that <br />structures or buildings located on the middle housing lots will comply with <br />the Oregon Residential Specialty Code. <br /> <br />The property is zoned R1. In this zone, minimum front setback is 10 <br />feet and minimum interior side yard setback is 5 feet (or 10 feet <br />between buildings). The existing single-family structure on Parcel 1 <br />complies with the setback standard. Parcel 2 is vacant. <br /> <br /> <br /> <br /> <br />
