The subject property includes the existing Valley River Center shopping center, BJ's <br />Restaurant & Brewhouse, and Texas Roadhouse. The Project is intended to partition the existing parcel <br />and establish the maim Valley River Center shopping center, BJ's Restaurant & Brewhouse, and Texas <br />Roadhouse on their own respective parcels. <br />The subject property is located within the C-2 — Community Commercial Zone and is partially located <br />within Zone AE per FEMA flood map 41039C11288F, and the Water Resource (WR) Overlay due to its <br />proximity to the Willamette River.along the western and southern portions of the subject property, The <br />proposed Minor Partition - Tentative is intended to establish two (2) new parcels along the eastern portion <br />of the subject property, outside of the floodpiain and the WR Overlay area, and to retain the primary <br />Valley River Center shopping center on its own parcel. No physical development is proposed as part of <br />this application. <br />Pursuant to Eugene Code (EC) Chapter 9, specifically EC; 9.8205(1), the proposed Minor Partition — <br />Tentative is processed through to the Type II application procedure, subject to the application <br />requirements and approval criteria in EC 9.8210 and 9.8215, respectively. <br />(Remainder of Page Intentionally Leif Blank) <br />
