The subject property includes the existing Valley River Center shopping center, BJ's <br />Restaurant & Brewhouse, and Texas Roadhouse. The Project is intended to partition the existing parcel <br />and establish the maim Valley River Center shopping center, BJ's Restaurant & Brewhouse, and Texas <br />Roadhouse on their own respective parcels. <br />The subject property is located within the C-2 — Community Commercial Zone and is partially located <br />within Zone AE per FEMA flood map 41039C11288F, and the Water Resource (WR) Overlay due to its <br />proximity to the Willamette River.along the western and southern portions of the subject property, The <br />proposed Minor Partition - Tentative is intended to establish two (2) new parcels along the eastern portion <br />of the subject property, outside of the floodpiain and the WR Overlay area, and to retain the primary <br />Valley River Center shopping center on its own parcel.
