<br />Helikson MHF – Final Plan Page 6 of 7 <br />Written Statement March 5, 2026 <br /> <br /> <br /> <br />(5) All conditions of tentative middle housing land division approval have been <br />met and the final plat substantially conforms to the provisions of the approved <br />tentative middle housing land division. <br />As shown in PART III, below, all conditions of approval have been met and the attached <br />Final Plan substantially conforms to the provisions of the approved tentative middle <br />housing land division. <br /> <br />PART III – CONDITIONS OF APPROVAL COMPLIANCE <br /> <br />Part III addresses compliance with the Conditions of Approval associated with City of Eugene <br />Land Use File #MHT-25-18. Each applicable Condition of Approval is listed below in bold <br />italics followed by findings demonstrating compliance. <br /> <br />(1) The applicant shall provide evidence that separate water service lines are <br />provided to Lot 1 through 4 within the bounds of each respective lot. Alternatively, <br />a reciprocal private utility easement may be provided from Lots 1 through 4 for the <br />benefit of each lot. <br />As shown on the Final Plat, a 7' private utility easement is located over lots 1-4 along the <br />frontage of east 22nd avenue for the benefit of providing separate water service to each <br />lot. Therefore, this condition is satisfied. <br /> <br />(2) The applicant will provide evidence that separate wastewater service lines are <br />provided to Lots 1 through 4. Alternatively, a private utility easement may be <br />provided to serve Lots 1 through 4. <br />As shown on the Final Plat, a 7' private utility easement is located over lots 1-4 along the <br />frontage of east 22nd avenue for the benefit of providing wastewater service to each lot. <br />Therefore, this condition is satisfied. <br /> <br />(3) The following note shall be added to the Final Site Plan, “Separate utilities <br />shall be provided for each dwelling unit”. <br />The required note is shown on the Final Plat. <br />
