On the final plat, a right of way dedication along the Jeppesen Acres Road frontage of the <br />development site shall be shown on the final plat as needed to result in 27.5 feet of right-of- <br />way width between the development site’s property boundary and the centerline (north side) <br />of Jeppesen Acres Road. <br />A 2.50-foot right of way dedication is shown on the final plat. <br />2. To ensure private wastewater service to Parcel 1 exists entirely within the bounds of Parcel 1, <br />a final site plan will be submitted showing the private service within said bounds. Alternatively, <br />if the private wastewater line serving Parcel 1 is found to be crossing into the property line of <br />proposed Parcel 2, either (1) a private utility easement and maintenance agreement shall be <br />shown on the final plat, ensuring the rights and responsibilities of maintaining the private <br />service to Parcel 1 or, (2) the existing wastewater service may be relocated to serve Parcel 1 <br />entirely within the bounds of Parcel 1. <br />A DRAFT Private 5.00-foot Utility Easement has been submitted with this application for staff review. <br />3. An Irrevocable Petition shall be submitted with the final plat for public improvements to <br />Jeppesen Acres to include adequate paving for parking, curb and gutter, sidewalks and a <br />planter strip for street trees. <br />A DRAFT Irrevocable Petition has been submitted with this application for staff review. <br />4. The applicant shall provide documentation that all existing accessory buildings on Parcel 2 <br />have been removed; or the applicant shall submit a deed restriction that holds proposed <br />Parcels 1 and 2 under common ownership as one development site until the accessory <br />buildings are removed or a primary dwelling is established on Parcel 2.
