<br />February 20, 2026 <br />From: Frederick Pool, 3055 Herald Lane, Eugene OR 97405 <br />To: Nicholas Gioello, Associate Planner, City of Eugene <br />RE: Braewood Hills, 3rd Addition, # PDF 25-01 & SDR 25-02 <br /> <br />Thank-you for the notification I received dated February 6, “Notice of Proposed Land Use <br />Action” and opportunity for comment. <br />REQUEST: There are numerous instances where the proposed development does not meet code <br />requirements and therefore should be denied. <br />1. Videra Park Property Line: EC 9.4980 (4) (b) & EC 9.4920 (2) (b) <br />Approximately 2/3 of the southern property line is shared with Videra Park, a <br />playground area for children and families of the community. The developer was required to do a <br />survey and map showing the required Goal 5 conservation setback, but not required to do one <br />for the portion on Videra Park with which it shares a property line. <br />Videra Park is home to Videra Creek as well as wetlands that are contiguous across the <br />property and park. Actions taken during development near or on the property line will have <br />adverse effects on the natural environment and resources in Videra Park and hence the <br />environment to which children of the community are exposed. <br />Please note: EC 9.4980 (4) (b), which covers prevention of chemicals, petroleum, <br />products, etc. from entering stream or wetland during construction. The applicant has checked <br />“acknowledged and agreed”, without specifics of how compliance will be met. The developer <br />must state specifically what measures will be taken to ensure that petroleum products, <br />chemicals, or other deleterious materials used in the construction process will be prevented <br />from entering the stream or wetland and in this instance Videra Park and adjoining waters. <br />Visual inspection of the portion of Videra Park that adjoins where Randy Lane is
