Learn why this is important
[EXTERNAL ]
Dear Mr Gioello,
I have been looking at the documents and maps that have been submitted by the developer of
the Braewood property below my street, Suncrest Avenue, over the past week. I have found
that some of the contingencies outlined in code do not align with what I am seeing (and NOT
seeing) on the maps and proposals presented by the developer.
EC 9.4920 (2) (b) The required 25ft setback for Category B wetlands has not been met
EC 9420 (3) the /WR conservation area for each of the individual water features shall
be calculated and mapped separately, and the total footprint of all the individual /WR
conservation areas combined shall be the /WR conservation area for that site.
THIS DOES NOT APPEAR TO HAVE BEEN DONE BY THE
DEVELOPER.
Tree identification and species, and accurate count and locations, and root
zones, have not been provided so I feel proposed buffers are nebulous.
The due diligence by the developer demanded by codes, has been shotty and inadequate. The
negative impact on the property, to established homes and habitats adjacent to and above the
development, could be substantial, by affecting wetlands, worsening fire risk, and landslides.
Because of these dire consequences, Codes, buffers, and respect environmental integrity must
be a cornerstone in proper, responsible development.
As it stands, I am requesting that the applications be denied.
James J.
