Learn why this is important <br />[EXTERNAL ] <br />Dear Mr. Gioello, <br />As a resident of the Braewood Hills subdivision, I am well aware of the plans to <br />develop Videra Oak Meadow. I have grave concerns about this, and I am requesting <br />that the developer's plan be denied. The following issues showing non-compliance on <br />the part of the developer are paramount: <br />1. The applicant hasn't included Wetland AMA 5B/Wetland 2B in the conservation <br />zone so hasn't fulfilled the requirement to preserve critical tree root zones, nor has he <br />provided information about how these ones will be impacted by the project. <br />2. There is a requirement that excavated areas must be refilled with existing native <br />soil. The developer isn't in compliance with this requirement, as he hasn't addressed <br />it. <br />Additionally, there are significant concerns about the effects of construction on the <br />surrounding area: <br />3. Chemical products must be prevented from entering streams or wetlands while <br />construction is taking place. However, the developer has given no specifics about how <br />he will comply with this requirement. It is critical that he state how he will ensure <br />that these harmful substances and materials are prevented from infiltrating the <br />wetland or stream. <br />4. Eugene City Parks' Videra Park shares a property boundary with the proposed <br />development. This park has a creek and an area of wetlands that cover parts of both <br />the park and the development area. The developer must be required to specify how <br />Videra Park and its natural resources will be protected from the effects of machinery, <br />chemicals, or other harmful products that may be used during development of the <br />property. The city's parks are a precious part of Eugene, and ensuring the full <br />protection of the entirety of Videra Park and its natural resources is critical. <br />Additionally, all trees within 30 feet of the property line should be identified and <br />mapped to show their critical root zones, and the developer must be prevented from <br />any construction activity that would have a deleterious impact on this zone. <br />Please consider each of these issues carefully and thoroughly.
