I have resided at 2505 Park Forest Dr., Eugene, OR <br />97405 for twenty-four years. Thank you for allowing citizen input on this development. It <br />looks great on this small postcard sent; there is a blank spot of land so it must be filled in <br />with housing to generate income for Eugene. From my small vantage point, this looks like <br />the goal. Does anyone in the planning Department live here? There is constant speeding up <br />and down Hawkins Ln. There is constant traffic and flow of vehicles from 18th up the hill <br />because there is only one main street from town up Hawkins. People walk their dogs, <br />people walk for their health and find peace and quiet. This is now being encroached on and <br />will get worse if 38 more lots are developed. This will affect the ability of EMS to get to an <br />emergency in this area. <br />The land is not stable on that hillside. Sure, you may put in drains and retaining walls but in <br />10 years they will fail and the developer will be long gone which will make the property <br />owner responsible. All the property owner would know is that they bought a $700K brand <br />new home that was now falling off the hillside. If homes are built there make it mandatory <br />that the developer be responsible for any home damage done due to land shifting. <br />Since this area is so large, you could at least put in a park area; part of it as a dog park, part <br />as a walking area, part as a small playground all maintained by the city of Eugene. There <br />could be walking trails that connect Melvin Miller Park, Skyview City Park , and Videra Park . <br />I would want to see a picture of what is intended to be built on the lots. The structure <br />recently built on Bowmont Dr. is an eyesore and does not compliment the other housing in <br />the area. <br />Please consider any or all of my ideas. <br />Sincerely, Elaine Ervin Hanks
