There is a shed on Lot 4/Tract 2 that encroaches into the 5 foot accessory building setback by 2.8 feet. This encroachment is existing nonconforming and the encroachment is not increased by the proposed property line adjustment. <br />9.8415.2 <br /> The proposed adjustment does not create a nonconforming situation in relation to minimum lot standards as demonstrated by the accompanying site plan. <br />9.8415.3 <br /> The proposed adjustment is not in conflict with any prior approvals or land use decisions. <br />9.8415.4 <br /> There are no known public assessments, liens, or fees affecting either lot. <br />9.8415.5 <br /> The subject lots are not within the /WR Water Resources Conservation Overlay Zone or /WQ Water Quality Overlay Zone and no new lots are proposed. <br />9.8415.6 <br /> Neither lot is within the Amazon Neighbors, Fairmount Neighbors, or South University Neighborhood Association boundaries.
