<br />Haugen – Property Line Adjustment Page 6 of 7 <br /> February 2, 2026 <br /> <br /> <br /> <br />(2) A property line adjustment application may not be utilized to effect the <br />reconfiguration of lots or parcels which must be approved through the partition or <br />subdivision procedure. <br />No additional lots are being created, no property line adjustments have been previously <br />requested or approved, the resulting boundary change is less than 200% area, and no <br />substandard public facilities or services are requested or required. Therefore, this <br />criterion is adequately addressed. <br /> <br />(3) A property line adjustment application may not be utilized to create flag lots. <br />No flag lots are being created by this Property Line Adjustment application. Therefore, <br />this criterion is not applicable. <br /> <br />EC 9.8415 – Property Line Adjustment - Approval Criteria <br /> <br />The planning director shall approve, approve with conditions, or deny the property line <br />adjustment application. Approval or approval with conditions shall be based on <br />compliance with the following criteria: <br />(1) Any buildings to be retained on the properties comply with the minimum front <br />and interior yard setbacks as defined in this land use code. <br />As shown on the Property Line Adjustment Proposed Plan, the relocated “Proposed <br />Line” does not conflict with the minimum side yard setback of 5 feet as the current <br />structure is approximately 6 feet 10 inches from the proposed boundary. <br /> <br />Therefore, we assert that this criterion is adequately addressed, and the proposed <br />Property Line Adjustment meets the minimum standards above and at (EC) Table <br />9.2750. <br /> <br />(2) The final configuration of property lines shall not reduce an existing lot below <br />the minimum lot standards established in this land use code or otherwise violate <br />standards of this land use code, building codes, fire codes, and Chapter 7. <br />EC Table 9.2750 requires a minimum lot size of 4,500 square feet for Lots, except <br />Townhouse Lots, Small Lots, Duplex Lots, Triplex Lots, Fourplex Lots, Residential Flag <br />Lots, Cottage Cluster Lots, and Middle Housing Lots. As noted above, TL 7900 will be <br />approximately 16,499 square feet post adjustment and TL 8000 will be 10,069 square <br />feet post adjustment in compliance with this standard. <br /> <br />Both Lots will remain well over the required minimum average width required at 50 feet. <br /> <br />Lot frontage for both Lots will remain unaltered as part of this Property Line Adjustment . <br /> <br />Therefore, this criterion is met. <br /> <br />(3) The final configuration of property lines shall not violate any previous <br />requirements or conditions of approval imposed with a prior applicable land use <br />decision. <br />There are no know conditions of approval or other requirements imposed on either <br />property. Therefore, this criterion is not applicable. <br /> <br /> <br />
