The project area, identified by APNs 17040400-00100, 17040400- <br />00101, 17040413-00100, 17040413-00200, and 17040413-00300 is bounded by Awbrey Lane and <br />Auction Way and is surrounded by a combination of vacant land and developed industrial properties. The <br />current land use of the north and south lots is vacant, while the central lot is currently developed as an <br />industrial property. The proposed use of vehicle outdoor display, merchandise, and storage is permitted <br />within the I-2 zoning classification of this site. <br /> <br />The overall project site is approximately 68 acres with three distinct lots—north, center, and south sites— <br />each with its respective scope of improvements. The north lot’s project scope includes clearing the site by <br />removing the existing gravel/dirt/shrubs, construction of new pavement and curbs, three above -ground <br />basins for stormwater management, and an approximately 83,000 square-foot building. The center lot <br />includes resigning and restriping throughout the site, minor improvements to the existing pavemen t, and <br />installation of curbs and new pavement in areas that are currently occupied by dirt, gravel, and <br />vegetation. On the south lot, the scope includes clearing the existing gravel/dirt/shrubs, constructing a <br />new driveway along the north side of the lot, improvements to the existing driveway located southeast of <br />the site, and adding new pavement and curbs.
