<br />The subject property has frontage along the southwesterly margin Hawkins Lane and <br />access via a 15.0 foot panhandle driveway as depicted on the attached site plan. The <br />subject property has a lot width of 430 feet in the east/west direction, a lot depth of <br />141 feet in the north/south direction and a lot area of 64,633 sq. feet (1.5 acres). <br />Public services are constructed to the existing residence on Tax Lot 100 including <br />paving, curb & gutter and sidewalks. <br /> <br />The foregoing information demonstrates that the subject property meets the criteria <br />to be validated as a single unit of land since it was illegally created through a deed <br />recorded after 1962, but prior to 2007 and as demonstrated herein, the subject <br />property could have met the lot standards at the time it was created. Therefore, the <br />subject property is eligible to be approved as a single unit of land under the City of <br />Eugene's Lot Validation procedure. <br />
