MHT 25-35, Attachment B
Warr Gareth P
From: PHILLIPS-MEADOW Eric S
Sent: Wednesday, December 3, 2025 6:18 AM
To: Warr Gareth P
Cc: PHILLIPS-MEADOW Eric S
Subject: Land Use referral - MHT-25-35 - Fire Marshal's Office Comments
Gareth, please find the attached fire comments from Eugene Springfield Fire Marshal's Office regarding the
following land use referral:
Date: December 3, 2025
File Number: MHT-25-35
Address: 2485 Jackson St.
Proposal: Middle Housing request to divide subject property into three middle housing lots
Staff Contact: Gareth Warr, Associate Planner
Reference Code: 2022 Eugene Fire Code (EFC)
Fire Department Informational Items:
1. Adams Alley does not provide adequate fire apparatus access to the proposed parcels 2 and 3. The owners
of the property at 2485 Jackson St. are strongly encouraged to maintain an egress path from Jackson St. to
parcels 2 and 3 to allow the Fire Department to effectively respond to an emergency at these parcels.
2. It appears that one or more of the future middle housing buildings on Parcels 2 and 3 may exceed the 600-
foot maximum required distances to a fire hydrant.
3. It appears that one or more of the future middle housing buildings on Parcels 2 and 3 may exceed the
maximum distance allowed by the Eugene Fire Code for fire department access.
4. Future building permits will be reviewed for compliance with the Eugene Fire Code (EFC) for fire apparatus
access roads (EFC section 503 and Appendix D), premises identification (EFC 505), and fire protection
water supplies (EFC 507 and Appendix B). If it is determined that the fire apparatus access and / or fire
protection water supplies are inadequate, the use of one of more of the Unform Alternate Construction
Standards (UACS) may be evaluated as a remedy.
Please reach out if you have any questions.
Thankyou,
Eric Phillips -Meadow
Deputy Fire Marshal
Eugene Springfield Fire
Cell - 541-780-4048
Office Hours: Tuesday— Friday 6:00am—4:30pm
