NARRATIVE:THE PURPOSE OF THIS SURVEY IS TO SUBDIVIDE THE PROPERTY INTO 7 LOTS AS SHOWN HEREON.A MAJORITY OF THE BOUNDARY IS CONTROLLED BY LOT 2, FERNDALE ADDITION TO SANTA CLARA. THE EAST LINE OF LOT 2, IS DEFINED BY THELOCATION OF RIVER ROAD, AND WAS CALCULATED USING THE TWO FOUND 5/8" REBAR AT STATIONS 163+55.00 & 169+50.00, 50.00' LEFT, PER COUNTYSURVEY NUMBER 29884 BY HOWARD M. PARTRIDGE. THE WEST LINE OF LOT 2 WAS ESTABLISHED BY HOLDING THE 1-1/2" PIPE MARKING THENORTHWEST CORNER AND THE FOUND 3/4" IRON PIPE MARKING THE SOUTHWEST CORNER. MULTIPLE SURVEYS ALONG THE WEST LINES OF LOTS 1,2, AND 3, FERNDALE ADDITION HOLD A VARIETY OF MONUMENTS OR RECORD DIMENSIONS. THE OLDEST RECORDS OF SURVEY I FOUND WERE CSF6076 BY WAGGONER IN 1949 AND CSF 7015 BY THOMPSON, FILED IN 1948, BUT CONTAINS NO DATE OF SURVEY. WAGGONER NOTES THAT THE MAP ISPREPARED FROM RECORDS OF SURVEY BY HAYEN IN 1944, I BELIEVE THE THOMPSON SURVEY IS LIKELY THE SAME AS THE HAYDEN SURVEY NOTEDBY WAGGONER. SINCE THE 1-1/2" PIPE AND 3/4" PIPE MATCH VERY WELL WITH OTHER MONUMENTS FOUND PER CSF 7015, CSF 18895, AND CSF 6076, IBELIEVE THEY ARE IN THEIR ORIGINAL POSITIONS AND SINCE THESE MONUMENTS WERE SET CLOSER IN TIME TO THE ORIGINAL DIVISION OF THEPROPERTY PER FERNDALE ADDITION, I HELD THESE MONUMENTS AS THE BEST AVAILABLE EVIDENCE. THE NORTH LINE OF LOT 2 WAS ESTABLISHEDBY HOLDING THE NORTHWEST CORNER AS PREVIOUSLY DESCRIBED AND THE CALCULATED LOCATION OF A 1/2" PIPE AT STATION 169+96.42, 30.34'LEFT, PER THE PARTRIDGE SURVEY. THIS POSITION CLOSELY MATCHES THAT OF A 1-1/4" PIPE FOUND IN CSF 15879. THE SOUTH LINE OF LOT 2 WASHELD PARALLEL WITH THE NORTH LINE AND CLOSED ONTO RIVER ROAD. MONUMENTS SET PER JULE RIDGE SUBDIVISION AND LAND PARTITIONPLAT NUMBER 2008-P2323 WERE FOUND TO BE AROUND 1' TO 1.5' NORTH OF THE SOUTH LINE OF LOT 2. THE LINE ESTABLISHED IN LAND PARTITIONPLAT NUMBER 2008-P2323 IS BASED ON A PROJECTION OF THE NORTH LINE OF JULE RIDGE. THE LINE ESTABLISHED IN JULE RIDGE WAS DONE USINGONLY RECORD DIMENSIONS AND A PROJECTION OF A VERY SHORT BEARING BASE. ADDITIONALLY, RECORD INFORMATION SHOWN ON LANDPARTITION PLAT NUMBER 2008-P2323, SHOWS THAT THE EAST AND WEST LINES OF THE PARTITION PLAT ARE ABOUT 1 FEET LONG OF DEED RECORD.SINCE THE SURVEYOR IN JULE RIDGE USED A SHORT BEARING BASE THERE IS A CLOCKWISE ROTATION THAT INCREASES THE ERROR MOVINGWESTERLY FROM RIVER ROAD.WITH LOT 2 DETERMINED THE PROPERTY BOUNDARY WAS ESTABLISHED AS FOLLOWS:THE WEST BOUNDARY WAS ESTABLISHED PARALLEL AND 298.5 FEET EAST OF THE WEST LINE OF LOT 2 AS CALLED FOR IN THE DEED AND ADJOININGDEEDS. THE PORTION OF THE BOUNDARY ADJOINING LOTS 8 AND 9 OF THIS PLAT WAS ESTABLISHED BY HOLDING THE FOUND 1/2" IRON ROD AND 5/8"IRON ROD AND PROJECTING THIS LINE TO THE SOUTH LINE OF LOT 2, FERNDALE ADDITION. THE PORTION OF THE BOUNDARY ALONG THEEAST-WEST PORTION OF AVA STREET WAS ESTABLISHED BY HOLDING THE 1/2" IRON ROD AND DEED DISTANCE NORTHWESTERLY FROM THECALCULATED SOUTHEAST CORNER OF LOT 2, FERNDALE ADDITION. THIS AGREES WITH MONUMENTS RECOVERED FROM TERESA'S PLACE, MARKINGCORNERS OF LOT 3, TERESA'S PLACE.
