Final Partition Approval for <br />1010 Horn Lane (Pennington & Laing) <br /> Metro Planning, Inc. June 16, 2025 P a g e | 3 <br /> <br />1. On the final plat, the applicant shall dedicate a 10-foot strip of right-of-way along the frontage <br />of the proposed partition that abuts Horn Lane, which will result in a 30-foot half-width right- <br />of-way on the south side of the Horn Lane centerline. <br />A 10-foot right of way dedication is shown on the plat and dedicated thereon. <br />2. Prior to final plat approval, the applicant will submit a revised tentative site plan (subject to <br />review and approval) that delineates the proposed location of the private water service and <br />connection points to the service main. <br />A revised tentative plan that delineates the proposed location of the private water service and connection <br />points is being submitted with this application for City review and approval. <br />3. Prior to final plat approval the applicant shall either: (1) provide a completed City of Eugene <br />building permit relocating the wastewater service for Parcel 2 to be within the bounds of <br />Parcel 2; or (2) the application shall submit a private wastewater easement which is subject to <br />City review and approval over Parcel 1 for the benefit of Parcel 2. <br />Alternatively, the applicant may submit a deed restriction holding the partitioned parcels in <br />common ownership as a single development site until the requirements and recorded <br />easements are provided to the City as required under options (1) or (2) above. <br />The applicant will provide a building permit that relocates the wastewater service to Parcel 2, OR submit an <br />easement over the portion located on Parcel 1. At this time there is still some engineering design work being <br />done, and applicant is not sure which option to go with. <br />4. Prior to final plat approval, the applicant shall provide a revised tentative site plan that <br />includes feasible private wastewater connections to Parcels 1 and 3 as well as the location of <br />where the Parcel 2 service is proposed to be relocated. <br />A revised tentative plan that includes feasible private wastewater connections to Parcels 1 and 3, as well as <br />the location where the Parcel 2 service is proposed to be relocated is being submitted with this application <br />for City review and approval. <br />5.
