Page | 3 <br /> <br />1) A Long Series of Plans <br />Over the last 22 years there have been five different proposals for development of this property (Figure 1) [6]. The <br />owner has chosen not to proceed with development in each case after projects were approved. The land here is <br />the only remaining undeveloped portion of the original Braewood project. This is not surprising, given the special <br />challenges of this parcel. It is steep land, it contains wetlands, it feeds important watershed, and it supports a <br />variety of trees and wildlife which continue to be recognized as valuable public assets in the Eugene community. <br />One consistent theme in previous plans was the preservation of open space and wetlands. In fact, this was part of <br />the condition for approval of the subdivision which created this parcel.
