9.621 0(l) Basic Landscape Standard (L-1) and EC 9.6210(2) Low Screen Landscape <br />Standard (L-2), shall be adhered to, including plant category, size, spacing and coverage. <br />This shall be noted on the final PUD site plans. <br />Based on the above findings and requirement, the adjustment review criteria are satisfied. <br />Decision: <br />Based on the conformance of the final PUD plans with the previously approved tentative plans and <br />conditions, and with the findings and conditions as provided above, Crescent Village Phase 3 (PDF <br />07-1 and ARA 07-1) fulfills the applicable criteria for final planned unit development approval, as <br />set forth in EC 9.8365 and for adjustment reviews, as set forth in EC 9.8030. Therefore, final <br />planned unit development and adjustment review approval is granted subject to the following <br />conditions: <br />Conditions of Approval: <br />1. Prior to final PUD approval, the applicant shall submit, for review and approval, a multi- <br />way stop warrant for the recommended four-way stop control. <br />2. At the time of building permit for each building or tenant space, bicycle parking shall be <br />provided in compliance with the applicable standards beginning at EC 9.6105 to account for <br />the uses at the time of development. <br />3. Prior to conveyance of the lots containing Buildings C and D into separate ownerships from <br />the lots containing Buildings A and B such that they no longer constitute one development <br />site per EC 9.0500, an off-site parking agreement pursuant to EC 9.6410(1) shall be <br />submitted to the City for review and approval. <br />4. Required landscaping may include substitutions to plant materials as proposed by the <br />applicant and approved through the final PUD in lieu of those required plant materials on the <br />City of Eugene's Plant Materials list. However, the remaining requirements of EC <br />9.6210(1) Basic Landscape Standard (L-1) and EC 9.6210(2) Low Screen Landscape <br />Standard (L-2), shall be adhered to, including plant category, size, spacing and coverage. <br />This shall be noted on the final PUD site plans. <br />Information item <br />Although not required at this time, the applicant is showing a future pedestrian/vehicle <br />connection from the parking lot to lots to the north. This connection may be required as <br />part of a future PUD for lots to the north. <br />Post Approval: <br />Pursuant to Eugene Code Section 9.7220(3), the decision of the Planning Director is effective on the <br />13`" day after notice of the decision is mailed, unless appealed according to the procedures in EC <br />9.7605. The final PUD approval shall remain effective for 36 months following the effective date <br />of approval, in accordance with EC 9.7230.
