Is wastewater service available to serve the area proposed for annexation? If no, has <br />the applicant demonstrated how and when services can be extended? <br /> 2. Do any on-hold special assessments exist (COE Lien Docket or Special <br />Assessments) <br /> 3. Have all Site Plan and Exhibit Requirements been provided as required on pages 5 <br />and 21 of the Annexation Packet for Applicants? Verified with COE Surveyor <br />Comments: 1. Wastewater service lines are available in Coburg Rd. It may be possible with ST 24-4 adjacent to the south that <br />there may be a better connection to the site down the road. <br />3. Please provide a Revised Site Plan to include: <br />- North arrow and bar scale <br />- Clearly label the tax lot numbers on the parcel being annexed and the adjoining properties <br />- Show the location of all existing structures <br /> <br /> <br />Stormwater Requirements <br />Yes No N/A <br /> 4. Is a conveyance system available to the area proposed for annexation? If no, does on- <br />site infiltration appear to be a feasible alternative? <br />Comments: The nearest piped system is within Coburg Rd, to the west of subject properties. Does the legal description match the affected territory requested for annexation? <br /> 7. Has the legal description been prepared by a registered land surveyor and a <br />Certification of Description has been submitted? <br />Comments 6/7. PWE Surveyor has reviewed the legal description and the annexation site plan. There are some issues that the <br />surveyor needs addressed before the city accepts this application. <br />1. There is no Certification of Description included in the application. Please have the surveyor submit a <br />stamped and signed Certification of Description. <br />2. The Annexation Legal Description needs to be revised. The beginning point needs to be tied to a <br />government corner (section corner, quarter section corner, Donation Land Claim corner), or monument <br />corner in a partition or subdivision plat not a corner described in a Bargain and Sale deed. The surveyor <br />can delete the section entitled “Said PROPOSED ANNEXATION TERRITORY also being described per <br />the Vesting Deed as:”. <br />3. The Annexation Site plan needs to be revised to show a tie to the commencement point of the legal <br />description.
