Digital files must be in PDF file format. Please note that it is the applicant’s responsibility to <br />make sure that the digital and paper copies are identical. Following completeness review, an updated digital and paper <br />copies may be required. All paper site plans must be folded to a size equal or less than 11” x 17”. <br /> <br />Written Statement <br /> Submit a detailed written statement describing how this request is consistent with all applicable criteria (Sections <br />9.8440 or 9.8445 of the Eugene Code). Please note: it is the applicant’s responsibility to provide adequate <br />information demonstrating how the project satisfies the applicable approval criteria. <br /> <br />Site Plan Requirements <br /> List all professional representatives, as required in EC 9.8435, on the site plan. Plans should also include <br />certification/license stamps and signature on applicable sheets. <br /> Show the date, north arrow, and standard engineer’s scale on the site plan. <br /> Show the Assessor’s Map and Tax Lot numbers on the site plan. <br /> Show a vicinity map on the site plan (vicinity map does not need to be drawn to scale). <br /> Show the footprint and location of existing and proposed structures. Indicate whether the existing structures will <br />remain or be removed. <br /> Calculate the amount and percent of increase in total building square footage. <br /> Provide elevation drawings that portray the scale and appearance of proposed buildings. <br /> Submit a tabulation of all impervious surface areas (existing and proposed), including the amount of area covered by <br />building(s), parking, and the amount of area devoted to open space. <br /> When applicable, demonstrate compliance with the Commercial Zone Development Standards (EC 9.2170-9.2175) <br />and the Multiple-Family Standards (EC 9.5500). <br /> Show the width and location of all existing and proposed public and private easements. <br /> Show all proposed grading for streets, building areas, and other proposed development. <br /> Show the existing and proposed occupancy classification. Also indicate gross building size and type of construction. <br /> <br />Water Supply Requirements <br /> Show a diagram (including diameters) of existing and proposed water mains. <br /> Show existing and proposed fire hydrants. <br /> <br />Wastewater Requirements <br /> Show the location and flow line elevation of the existing public wastewater sewer at proposed connection point(s). <br /> Show the existing and proposed wastewater sewer layout, including service to each lot (each lot must be connected <br />to a public wastewater sewer.) <br /> <br />Storm Drainage Requirements <br /> Show the location and flow line elevation of the existing piped public system at proposed connection point(s). <br /> Delineate the tops-of-banks of all drainage-ways on and adjacent to the property. <br />Complies with C-2 Commercial Zone <br />No easements on propertyN/A <br />N/A Project does not include plumbing <br />modifications or additions <br />Flow line elevation not shown.
