Because the <br />grade of the site is flat, there is no risk of soil erosion or slope failure. The site is not <br />located in a flood plain. The addition is less than 1,000 sf, therefore stormwater will <br />connect to the City stormwater system. Actual green space after the addition is 733 sf, which is 21% of the site. <br /> <br />The proposed addition meets the requirements of the Whiteaker Special Zone Area, <br />where ‘clinic’ is an approved use. The expansion of the About Touch massage clinic <br />contributes to the economic vitality of this area. <br />b. There are no public easements on the property. <br />c.
