3 | Page <br /> <br /> <br />Policy A.2 Residentially designated land within the UGB should be zoned consistent with the Metro Plan, and <br />applicable plans and policies; however, existing agricultural zoning may be continued within the area between the <br />city limits and UGB until rezoned for urban uses. <br /> <br />Response: The Metro Plan Diagram indicates that Tax Lot 800 is designated for Low-Density Residential (LD) development. <br />Tax Lot 800 is currently zoned City of Eugene R-1 (Low Density Residential) with an Urbanizable Land (/UL) Zone Overlay. <br />Upon approval of the proposed annexation by the City Council, the property will remain R-1 consistent with its Metro Plan <br />designation; the /UL Overlay will automatically cease to apply. <br /> <br />Although it is located within the City of Eugene’s jurisdiction, current parent zoning for Tax Lot 900 is Agricultural with an <br />Urbanizable Lane (/UL) Zone Overlay. However, the Metro Plan Diagram indicates that Tax Lot 900 is designated for Low- <br />Density Residential development. A concurrent zone change/ plan map amendment is occurring along with this annexation <br />proposal to change the AG zoning to Community Commercial (C–2) which is consistent with the mixed-use nature of this area. <br /> <br /> <br /> <br />
