<br />13. The final PUD Site Plan shall show Lots 37 and 38 combined. <br /> <br />See discussion point 5 in our second open record leter. Exhibit H is a revised site plan proposal <br />by Schirmer Consul�ng to combine Lots 37 and 38, as a way of resolving the access/u�lity issues <br />for Lot 38. That exhibit shows how the combined lot will meet lot size standards. <br /> <br />14. The applicant shall submit an Irrevocable Pe��on for public improvements in Hawkins <br />Lane to include sidewalks. <br /> <br />OK <br /> <br />15. The applicant shall submit an Irrevocable Pe��on for public improvements in Randy <br />Lane to include setback sidewalks and street trees. <br /> <br />Delete as unnecessary. <br /> <br />Randy Lane need not be improved to public road standards; see discussion in Condi�ons 2 and 3 <br />above. <br /> <br />16. The proposed Joint Access Easements, which are subject to City review and approval <br />prior to recording with the final plat, shall be cross-referenced on the plat and be <br />accompanied by a maintenance agreement for each shared driveway, which addresses <br />the rights and responsibili�es of each parcel rela�ve to each shared driveway. <br /> <br />OK <br /> <br />17. Prior to final PUD approval, the applicant shall submit an updated site plan that depicts <br />that Lot 38 will have frontage on a public street or having access to a public street over a <br />private street or proposed private access easement. <br />Delete as unnecessary. Lot 38 will be combined with Lot 37. See discussion at Condi�on 13 <br />above. <br />18. Prior to final PUD approval, the applicant shall submit an updated Storm Drainage <br />Memorandum that addresses the condi�ons of approval under EC 9.6815 requiring <br />Randy Lane to be constructed as a public street and demonstrate compliance with EC <br />9.6791-EC 9.6797 based on this change. <br />Delete as unnecessary. <br />Randy Lane need not be improved to public road standards; see discussion in Condi�ons 2 and 3 <br />above. Therefore, no changes to the storm drainage improvements associated with the private <br />street are needed. <br />
