Ordinance -- Page 3 of 100 <br />the dwellings is an accessory dwelling.Two dwellings on a single lot or parcel in any configuration. <br />If one of the dwellings on the lot or parcel is an accessory dwelling, the two dwellings on that lot <br />or parcel are not considered a duplex. <br />Dwelling, Fourplex-Plex. A building designed and used as dwellings for 4 families living <br />independently of each other and having separate housekeeping facilities for each family.Four <br />dwellings on a single lot or parcel in any configuration. The dwelling type referred to as a fourplex <br />in this land use code is the same dwelling type as the dwelling type referred to as a quadplex as <br />used in the Metro Plan, ORS 197.758, and Chapter 660, division 46 of the Oregon Administrative <br />Rules. <br />Dwelling, Multiple-FamilyUnits (Multi-Unit). One or more buildings on a single lot or parcel <br />containing 5 or more dwellings in any configuration. that are designed and used for 3 or more <br />families, all living independently of each other, and having separate housekeeping facilities for <br />each family. The dwellings may be detached ormay share common walls, common roofs, or <br />common foundations. Multiple-family unit dwellings include condominium and apartment units <br />without regard to ownership status. Cottage clusters are not multiple-unit dwellings. <br />Dwelling, One-FamilySingle-Unit. A dwelling that may have a common wall, roof or foundation <br />with another one-family dwelling on a separate lot or may share a common wall, roof, or <br />foundation with an accessory dwelling on the same lot. One detached dwelling on a single lot or <br />parcel. A dwelling unit that is part of a duplex, triplex, fourplex, or cottage cluster, whether attached <br />or detached, is not a single-unit dwelling. <br />Dwelling, Row HouseTownhouse. A dwelling that is part of a townhouse project of two or more <br />attached dwellings where each dwelling is located on an individual lot, parcel, or middle housing <br />lot and shares 1 or more walls with 1 or more dwellings and which is located on a row house lot <br />at least one common wall with an adjacent dwelling. <br />Dwelling, Tri-Pplex. A building designed and used as dwellings for 3 families living independently <br />of each other and having separate housekeeping facilities for each family.Three dwellings on a <br />lot or parcel in any configuration. <br />Expedited Land Division. A partition or subdivision of a lot or parcel that is processed pursuant to <br />EC 9.7900 through EC 9.7925 and governed by the application requirements and approval criteria <br />in EC 9.8200 through EC 9.8245 or EC 9.8500 through 9.8580. <br />Family. A person living alone, or any of the following groups living together as a single nonprofit <br />housekeeping unit and sharing common living, sleeping, cooking and eating facilities: <br />(A) Any number of persons related by blood, marriage, adoption, guardianship or other duly- <br />authorized custodial relationship; <br />(B) A maximum of 5 unrelated persons; <br />(C) Two unrelated persons and any parents or children related to either. <br />Front Lot Line. A lot line abutting a public street or in cases of private streets or access easements, <br />the front lot line shall be considered to be the boundary of the private street or the access <br />easement for the private street.
