<br /> <br /> <br />9.8650 Purpose of Traffic Impact Analysis Review. <br />9.8670 Applicability. code violation <br />(1) The development will generate 100 or more vehicle trips during any peak hour as determined by using <br />the most recent edition of the Institute of Transportation Engineer’s Trip Generation. In developments <br />involving a land division, the peak hour trips shall be calculated based on the likely development that will <br />occur on all lots resulting from the land division. <br /> <br />From Site Plans Document. <br />Street and Public Access Requirements is designated as NA for 100 more trips during <br />peak hour…a Traffic Impact Analysis Review shall be required….A very likely scenario for the <br />development of these lots is multiplex units in order to maximize profit for any developer. The land <br />is diffuclt to build on and will require multiplex units to provide for optimum return on investment. <br />Therefore, with 38 lots we can easily expect anywhere from duplexes to quadplexes (78 – 152 units). <br />Even in the duplex scenario, with a single car per unit, we can see the 100 or more trips during peak <br />hour will easily be exceeded. Based on the likely development of multiplex units EC 9.8670 must <br />apply. Why would the developer repeatedly site multiplex units for each lot if this was not a likely <br />development and hence meet the criteria of 9.8670? <br /> <br />From Application Materials, Page 10.
