• Finally, most of the C2 area in RRSC is confined to River Road and River Avenue and most does not abut <br />existing R-1 properties. If the 120 ft standard is maintained, the chances are low that buildings higher than 5 <br />stories will be constructed adjacent to R-1 property and, in the event that did occur, the code currently <br />includes effective and reasonable transition standards. <br />In general, I believe we should be cautious when considering implementation of land use code changes that might <br />reduce or restrict our existing community capacity for development of additional housing. I also think our <br />development standards - particularly in 2024 - should generally facilitate housing development. <br />With this proposed amendment, you're being asked to substantially reduce the C2 height standard which arguably <br />will limit the potential development of housing, particularly in an urban area where we plan and provide support for <br />this development.
