<br />Findings & Decision: Rohan Real Estate Investments (PT 21-18) December 2021 10 <br /> <br /> <br />Decision <br />Based on the available information, evidence and preceding findings of compliance with <br />applicable approval criteria and standards, the tentative partition is APPROVED subject to the <br />conditions listed below. <br /> <br />1. Prior to final plat approval, the applicant shall submit an Irrevocable Petition for public <br />improvements in Burnett Avenue to include street trees. <br /> <br /> <br /> <br />Approved By: 12/30/2021 <br /> Althea Sullivan, Senior Planner for the Eugene Planning Director (date) <br /> <br /> <br />Informational Items <br />The following informational items are provided for the applicant’s benefit. <br /> <br />• A plat-check fee will be required at the time of final plat application. These fees are subject <br />to change; plat-check fees will be assessed according to the fee schedule in effect when the <br />final plat application is submitted. <br /> <br />• The Lane County Surveyor’s Office is responsible for review of ORS 209. A separate copy of <br />the final plat and Lane County application fees must be submitted to Lane County <br />Surveyor’s Office prior to the first plat review. <br /> <br />• A current title report must be submitted with the final plat. The final plat must show all <br />easements, encumbrances and restrictions listed in the title report, and all owners or <br />interest holders must sign the Declaration or submit concurrences. <br /> <br />• The final plat must show the relationship between the property boundary and right-of-way <br />centerline monuments. <br /> <br />• If any public utility easements are shown on the final plat, the following restriction will be <br />required to be shown on the final plat in accordance with EC 9.6500(3): “No building, <br />structure, tree or other obstruction shall be placed or located on or in a Public Utility <br />Easement. <br /> <br />• All City liens and assessments must be paid or segregated prior to final plat approval. <br /> <br />• Taxes for the current year must be paid prior to recording of the final plat.
