On October 6th I submitted to the record a <br />brief appearance letter. I supplement that letter here. <br />My clients own Clemens Marina, an aluminum boat dealership located on the north <br />side of River Avenue between the Beltline Highway and the Metropolitan Wastewater <br />Management Commission (MWMC) wastewater treatment facility. Clemens Marina is one of <br />many local businesses appropriately sited on River Avenue that will be adversely affected if <br />the proposed code amendments are adopted.' <br />However, this long-time, family-owned business is being threatened by the proposed <br />River Road -Santa Clara Neighborhood -Specific Code Amendments, County File 509-PA23- <br />05532. Specifically, my clients will be adversely impacted by adoption of the proposed code <br />amendments to the C-2 zone because these proposed changes will make the current business <br />a nonconforming use and the improvements on my clients' property nonconforming <br />structures, putting in jeopardy the many years of investment in this local business. Clemens <br />' My clients' property is identified as Assessor's Map 17-04-13-21, Tax Lots 800, 900 and 902. <br />Established in 1958, Clemens Marina is Oregon's largest aluminum boat dealer with locations in <br />Eugene, Troutdale, and southeast Portland. My clients purchased Tax Lots 900 and 902 in the early <br />1980s and expanded the operations in Eugene with the purchase of Tax Lot 800 in 2003. <br />227 <br />
