Retail <br />The retail data for buildings in the River Road/Santa Clara area is also quite limited. While more <br />buildings are included in the inventory, very few have rent data available. <br />There are over 1 million <br />square feet of retail space in <br />the River Road/Santa Clara <br />area today. <br />The existing retail space is <br />primarily strip commercial <br />development in buildings that are <br />at least 10 years old. Larger <br />buildings are mostly clustered <br />near the interchange with the <br />Beltway, with smaller buildings <br />distributed along the corridor. <br />Retail vacancy rates in the <br />River Road/Santa Clara area <br />and in the city overall have <br />declined since 2012. <br />In 2018, River Road/Santa <br />Clara's retail vacancy rate was <br />lower than Eugene's at 1.5% <br />(compared to Eugene's rate of <br />2.4%). (Note that the Goodwill <br />building vacancy is not included <br />in the 1.5% vacancy shown, but <br />even after including it, the <br />vacancy rate is only 2.4%.)
