Executive Summary <br />ECONorthwest prepared this economic report to inform land use and physical planning for the <br />City of Eugene's River Road Transit Community Implementation Plan (referred to throughout <br />this document as the "Corridor Study"). The Corridor Study will implement the River Road <br />Santa Clara Neighborhood Plan and community vision by developing physical plans, economic <br />models, and ways to improve transit connections to better serve people in the area. This report <br />provides analysis and informs assumptions that will be used in modeling the impact of transit <br />service enhancements and possible changes to land use policy and development regulations. <br />This section summarizes the highlights of the analysis in this report. For details and sources, <br />please see the body of the report. <br />Demographics and Housing Profile <br />Housing in the River Road/Santa Clara <br />areal is predominately single family <br />detached, with much less multifamily <br />housing than the city overall. The area's <br />homeownership rate is substantially <br />higher than the city overall. However, <br />about 37% of single family homes are <br />rentals, along with nearly all the <br />multifamily units and duplexes, triplexes, <br />and fourplexes.
