r e <br />PUBLIC WORKS REFERRAL RESPONSE <br />ZONE CHANGE <br />DATE: <br />627/2022 <br />To: <br />Jeff Gepper, Planning <br />FROM: <br />VICTORIA DOYLE, PUBLIC WORKS LAND USE REVIEW <br />SUBJECT: <br />Z22-8 135 KOURT DRIVE <br />The following referral comments from Public Works staff reflect a preliminary evaluation of <br />compliance with applicable approval criteria - specific to Public Works issues. These referral <br />comments include draft findings and recommended conditions of approval, as well as related <br />informational items, relevant to surveying, engineering, transportation, and maintenance issues <br />identified by Public Works staff in the context of the applicable standards and criteria. These <br />referral comments are intended for review by Planning & Development department staff, for <br />incorporation into the City+s written decision on the subject application; however, they do not <br />represent a final determination of compliance with the applicable approval standards and criteria. <br />It is acknowledged that these referral comments are subject to revision upon further coordination <br />with other affected City departments and utility providers. <br />9.8865(3) The uses and density that will be allowed by the proposed zoning in the <br />location of the proposed change can be served through the orderly <br />extension of key urban facilities and services. <br />Public Works staff concurs with the applicant's findings and recommends approval <br />to change zoning from AG/R1 to R1. <br />Wastewater <br />An 8" Public Sewer main exists in the right-of-way of Kourt Drive and a sewer <br />connection record exists for 135 Kourt Drive from 1995 (Record 035781). <br />Residences are fully built out and utilizing the current public system. The zone <br />change does not affect the current or future use of the properties. <br />Stormwater <br />Public stormwater is not available in the area, however soils do indicate the <br />potential for on-site retention. In the event of future development, applicants may <br />be required to address all applicable stormwater management standards including <br />flood control, water quality, oil control, easements, and operation and maintenance. <br />Streets <br />The subject properties all have frontage on Kourt Drive, classified as a local street owned <br />
