A <br />summary is provided below, with more information about remaining issues and topics to be <br />discussed at the January 24, 2023 work session. The information below is provided in response <br />to questions from Commissioners and issues raised in public testimony and is not intended to <br />represent an exhaustive list of topics. Staff recognizes that additional topics may arise during <br />Planning Commission deliberations. <br />Things the Proposed Code Amendments Will Not Do <br />For purposes of clarification and in response a variety of testimony and issues raised to date, <br />the following list provides a brief overview of what the proposed code amendments will not do: <br />• Change any existing zoning on land within the Willamette River Greenway Boundary, or <br />the development standards included in those existing base zones (building height, lot <br />coverage, etc.); <br />• Change existing adopted land use designations for lands within the Willamette River <br />Greenway Boundary; <br />• Allow more housing or density than otherwise allowed by existing base zones and plan <br />designations within the Willamette River Greenway Boundary; <br />• Move or change the existing Willamette River Greenway Boundary. The land use code <br />will continue to require a Willamette Greenway permit prior to change of use, <br />intensification of use, or development of properties within the boundary of the <br />Willamette River Greenway; <br />• Reduce the area of any existing City-owned park land already acquired and committed <br />to public use along the river (approximately 44% or 782 acres of the overall land area) <br />within the Willamette River Greenway Boundary; <br />• Remove any existing environmental protections already established in the land use code <br />that apply to areas within the Willamette River Greenway Boundary; or, <br />Page 6 of 43 <br />
