APPLICATION DETAILS & PROCEDURE <br />The applicant is requesting approval of a Needed Housing - Tentative Subdivision to create 11 <br />lots on a vacant approx. 1.82 -acre site. The site is in an area that is primarily developed with <br />single-family residences. <br />Additional details of the proposal are included in the applicant's written statement and <br />supporting documentation, all of which are included as part of the public record and located in <br />the application file for reference. The site plan and written narrative used for review of this <br />proposal was submitted to the City on May 25, 2022. <br />Procedure, Public Notice, and Agency Referrals <br />Application Submitted <br />February 14, 2022 <br />Ii <br />Application Complete <br />May 27, 2022 <br />ne <br />Public Notice <br />June 6, 2021 <br />The Planning Division mailed notice of the applications on June 6, 2022 in accordance with the <br />applicable requirements of EC 9.7210. A sign and a copy of the notice was posted in accordance <br />with EC 9.7210(4). The Planning Division received two emails referencing the proposal. Barbara <br />Hurwich raises concerns regarding street design and green space. Carole Grappo also provided <br />testimony related to street width, street design, and green space. Responses specific to each of <br />these concerns are addressed in sections EC 9.6815(2)(b)-(c), EC 9.6870, and EC 9.8520(3) in the <br />body of this decision. <br />The Planning Division also provided application information to other appropriate City <br />departments, public agencies, and service providers. All referral comments received by the <br />Planning Division referencing these applications are included in the application files for <br />reference and addressed in the context of the applicable approval criteria and standards in the <br />following evaluation. <br />TENTATIVE SUBDIVISION EVALUATION <br />This request is subject to the Type II land use application procedures, which are primarily <br />addressed at Eugene Code (EC) 9.7200 - 9.7230. The following evaluation also addresses details <br />of the proposal in the context of compliance with the applicable approval criteria and related <br />standards. It is noted that the applicant has requested approval under the "Needed Housing" <br />criteria, as opposed to the "General" criteria, which is an option available to the applicant upon <br />submittal of their application. <br />July 2022 Findings & Decision of the Planning Director Page 2 of 22 <br />Buster Place (ST 22-1) <br />
