Chase Gardens Nodal Development Plan Page 19 <br />Final Report - June 29, 2001 <br />• Government: The Government designation is intended to apply to existing utility uses, which <br />include the EWEB waterline corridor, the EWEB power substation and adjacent land abutting <br />the freeway, and the land occupied by the John Serbu Juvenile Justice Center on Centennial <br />Boulevard. Public, semi-public, and utility related activities are the planned uses of these <br />properties. <br />Plan Diagram <br />The Chase Gardens plan diagram is intended to reflect the nodal development concept contained in <br />TransPlan to the greatest degree possible given the particular constraints of the site: a neighborhood <br />characterized by high density residential use with access to pedestrian-oriented commercial services, <br />open space, and transit. <br />Currently, the Metro Plan and Willakenzie Area Plan designate the majority of the study area for <br />high density residential development (see Appendix A.1 and A.2). The area east of Garden Way is <br />planned for commercial use; the Q Street Channel is designated Parks and Open Space; and the <br />Juvenile Justice Center is designated Government. <br />Existing Land Use Designations <br />High Density <br />Residential <br />78% <br />Commercial <br />8% <br />Government <br />3% <br />Parks and Open <br />Space <br />11%
