TIA 21-2 Appeal referral comments <br /> <br /> <br />9.8680 Approval criteria (1) <br />Based on the TIA, Public Works staff concur that no Public Improvements are needed in order to <br />maintain the required Level of Service in the vicinity of the proposed development due to the <br />proposed development. Private improvements will be required and have been addressed <br />through the Adjustment Review criteria. <br /> <br />9.8680 Approval criteria (2) <br />No Public Improvements are required beyond what the applicant has proposed. The proposed <br />Public Improvements will be required to comply with Public Improvement Design and <br />Construction standards. <br /> <br />9.8680 Approval criteria (3) <br />No County jurisdiction streets are located within the study area. <br /> <br />9.8680 Approval criteria (4) <br />This is not within the S-WS Walnut Station Special Area Zone. <br /> <br />Extending bicycle lanes on Polk Street is beyond the scope of the proposed development and the <br />TIA Approval criteria. <br /> <br />The 8th Avenue and Polk Street intersection was determined to be outside the study area per R- <br />9.8650-F 2. <br /> <br />The TIA provides the required information to establish that the streets within the study area will <br />maintain the required Level of Service, this indicates that the proposed development will not <br />contribute to traffic problems in the area. <br /> <br />Public Works staff have determined that the approval criteria have been met. <br /> <br />#7. <br />Public Works staff performed a Traffic Impact Analysis Review and determined that the TIA <br />provided the information necessary to perform a review and that the TIA is complete. <br /> <br />
