These standards are met. <br />9.2761 Special Standards for Table 9.2760. <br />(1) Lot Standards. <br />(a) In determining lot area in a residential zone, the area within a public <br />or private street or alley shall be excluded. <br />Response: The lot areas indicated on the Tentative Cluster Subdivision Plans in Exhibit A do not <br />include any area within the planned private street. This standard is met. <br />(b) Solar standards may impose a more restrictive lot standard. (See EC <br />9.2790 Solar Lot Standards.) <br />Response: The rowhouse lots will provide the same solar orientation as what is currently approved <br />for the site. The lots created throughout the East Ridge Village PUD were evaluated and <br />found to meet the solar lot standards under City of Eugene Land Use Code (EC) 9.2790 <br />with more than 70 percent of the lots designated as solar lots. Further, the lot is sloped <br />20 percent or more in a direction greater than 45 degrees east or west of true south and <br />is, therefore, exempt from the solar lot requirements as provided by EC 9.2790(4)(a). <br />(c) Lot area, frontage, and width minimums may be modified with an <br />approved cluster subdivision in R-1 or Planned Unit Development <br />(PUD) in any zone. <br />Response: The lot dimensions and configuration, shown on the Tentative Cluster Subdivision Plans <br />in Exhibit A show that the R-1 standards for rowhouse lots are met and do not need to be <br />modified.
