Application Details <br />The subject site is located on the east side of Coburg Road just south of the Beltline intersection <br />and north of the Elysium Avenue intersection, identified as Tax Lots 12000, 12100, 12200, 8700 <br />and 8800 on Lane County Assessor's Map 17-03-16-33. The site is approximately 1.86 acres <br />(81,022 square feet). The site is currently developed with some surface parking, landscaping <br />and site infrastructure that is remaining from the former KEZI-TV Broadcasting Facility. The area <br />surrounding the site is zoned R-1 low-density residential and resultantly developed with single- <br />unit dwellings. A church exists across Coburg Road to the west. <br />The subject site is split zoned C-2/SR (Tax Lots 12000, 12100, and 12200) and GO/SR (Tax <br />Lots 8700 and 8800). The site previously included a building and associated paved parking, <br />which has mostly been demolished. Key improvements proposed include two single-story <br />multi-tenant speculative commercial buildings-Building 1 is approximately 13,035 square feet <br />and Building 2 is approximately 2,400 square feet - with the associated parking, landscaping <br />and other site infrastructure as required to accommodate the proposed project. Building 1 may <br />accommodate uses such as specialty food and beverage, bank, personal services, specialty <br />retail, small medical clinic, and office type uses. Building 2 is designed to accommodate a drive- <br />through specialty food and beverage use. The new buildings will result in approximately 15,435 <br />square feet of building area on the 1.86-acre site. <br />Additional details of the proposal are included in the applicant's written statement and <br />supporting documentation, all of which are included as part of the public record and located in <br />the application file for reference. <br />The applicant's request is for Site Review approval under the General Criteria according to <br />Eugene Code (EC) 9.8440, Traffic Impact Analysis Review approval under EC 9.8680, and <br />Adjustment Review approval under the applicable criteria beginning at EC 9.8030.
