-Branch <br />HotINEERING.-- <br />Since 1977 <br />July 14, 2021 <br />DEED HISTORY SUMMARY <br />TM 17-04-24-34, TL 2200 <br />Branch Engineering Inc. Project No. 21-112 <br />This document is a deed history summary for the Legal Lot Validation application <br />on a legal lot located within Tax Map 17-04-24-34, Tax Lot (TL) 2200. TL 2200 is owned <br />by Caryn and Todd Gillen. <br />This analysis finds TL 2200 to be two legal lots. On March 26, 1963, the Lane <br />County Planning Commission approved M-Plat 63-29, dividing the original parcel of land <br />into three distinct lots. The westerly lot (Lot 1) from said M-Plat was adjusted and sold <br />on September 14, 1965, Lot 3 and the adjusted Lot 2 from said M-Plat continue to be <br />under the same ownership until present day. Because Lot 3 remains in the identical <br />configuration of the M-Plat, it is a legal lot without need for a validation. The adjustment <br />between Lots 1 and 2 however requires the adjusted Lot 2 to go through the validation <br />process [ORS 92.176(1)(b)] prior to being a legal lot. <br />The following three (3) documents are the M-Plat and associated right-of-way dedication. <br />- M-Plat 63-29; March 26, 1963 <br />o Divides preexisting parcel into 3 distinct lots. <br />- Warranty Deed; March 26, 1963 (Reel 215D /Instrument 5558) <br />o The westerly 50-feet of River Road along the entire easterly edge of the M- <br />Plat boundary. <br />- Warranty Deed; March 26, 1963 (Reel 215D /Instrument 5715) <br />o The northerly 25-feet of Knoop Lane along the entire southerly edge of the <br />M-Plat boundary. <br />The following 2 deeds describe the consolidation and transfer of ownership of the <br />easterly 70-feet of Lot 1 from M-Plat 63-29 to a separate party. <br />- Bargain and Sale Deed; September 14, 1965 (Reel 273D / Instrument 19916) <br />o Grantor/Grantee: Charles T. Jones 4 H.W. Ritzman and Waneta T Ritzman <br />- Warranty Deed; September 22, 1965 (Reel 273D / Instrument 19915) <br />o Grantor/Grantee: H.W.
