Hardware/Paint shop (accessory to paint manufacturing): These are also retail <br />establishments and are not marketable on upper floors at the urban densities found in <br />our state. Very few of these seem to be accessory uses, as the needs of retail tend to <br />conflict with the needs of manufacturing of these products. <br />I'll limit my discussion of uses to this, in the spirit of keeping this short, but my <br />contention is that the trip cap analysis is seriously flawed if simple logic is applied. <br />2. The letter from Sandow Engineering states that the stop controlled intersection of <br />Railroad Boulevard at North Polk Street does not meet intersection level of service (LOS) <br />standards for the year 2035 background conditions." The letter goes on to say "The trip <br />cap will satisfy Transportation Rule Requirements or [sic] no significant impact." Many <br />neighbors who use that intersection daily have raised concerns about the proposed added <br />load on the intersection. This added load will likely significantly increase wait times at <br />a.m. and p.m. peak hours to a large extent.
