The conditions applicable to the site are as follows. <br /> <br />Wastewater <br />There is a 12-inch wastewater pipe along Cross Street that that reaches the northeastern corner of <br />the property. There is also an 8 inch line present on Through North Polk Street. <br /> <br />Stormwater <br />The site receives stormwater service via lines in place on Cross Street and North Polk Street. <br /> <br />Transportation <br />Streets The property is accessible by Railroad Boulevard, Cross Street, and Polk Street, which are <br />fully improved streets. Railroad Boulevard is considered a major collector, while Cross Street and <br />North Polk Street are local streets. There is no street development proposed with this application. <br /> <br />Transit The LTD 51 bus stop is roughly 350 feet from the subject site on Cross Street and bus stop <br />55 is half a mile from the subject site on River Road. <br /> <br />Bike There are bike lanes along Railroad Boulevard. There are no bikeway projects proposed near <br />the subject site. <br /> <br />Solid Waste Management <br />Solid waste collection is operated by private firms, whose franchise territory granted by the City of <br />Eugene includes the site. Regional disposal sites are operated by Lane County. <br /> <br />Water and Electric Service <br />This property is served by Eugene Water and Electric Board (EWEB), which provides electric and <br />water service to the site. Water service is provided via a line along Railroad Boulevard on the same <br />side as the subject property. Service is also provided along Cross Street along the opposite side of <br />the sCI (cast iron) pipe and along Polk Street on the same side <br />as the subject property. <br /> <br />Fire and Emergency Medical Services <br />Fire and emergency medical services are provided by the City of Eugene. <br /> <br />Police Protection <br />The City of Eugene provides police protection to the subject site. <br /> <br />City-Wide Parks and Recreation <br />The site is within the jurisdiction of City of Eugene Parks and Recreation.
