applicant has demonstrated a dedication to providing architectural design that warrants <br />approval of this adjustment. Based on these findings and condition, this criterion is met. <br />Based on compliance with the approval criteria under EC 9.8030(4), an adjustment is granted <br />for EC 9.5500(5)(a) and (5)(b)2. <br />EC 9.5500(6) Building Mass and Facade. <br />(a) Maximum Building Dimension. Neither the maximum length nor width of any <br />building within 40 feet of a front lot line can exceed 100 feet in the R-1 and R-2 zones <br />and 150 feet in all other zones. <br />In the R-4 portion of the property, all buildings within 40 feet from the front lot line have a <br />length and width less than 150 feet. In the R-2 portion of the property, all buildings within 40 <br />feet from the front lot line have a length and width less than 100 feet, with the exception of <br />Building 17. Therefore, as permitted under EC 9.5500(6)(c), the applicant has requested an <br />adjustment to maximum building dimension for Building 17. See the applicable adjustment <br />review findings below at EC 9.550(6)(c). Based on these findings and those findings under EC <br />9.550(6)(c), incorporated herein by reference, these standards will be met. <br />(b) Windows. Street facades shall contain windows covering a minimum of 15% of <br />the facade on each floor level. <br />The applicant has included a note on the site plan sheet SDR3 stating that they will comply with <br />EC 9.5500(6) at the time of building permit. Therefore, while it appears that all facades have a <br />minimum of 15% windows at each floor level, further compliance for this standard will be <br />reviewed at the time of building permits. <br />(c) Criteria for Adjustment. Adjustments to the standards in this subsection maybe <br />made, based on criteria of EC 9.8030(8)(a). <br />Adjustment #2 <br />Building 17 does not meet the standards at EC 9.5500(a), therefore, the applicant has <br />requested an adjustment to this standard for that building only. <br />EC 9.8030(8) Multiple-Family Standards Adjustment. Where this land use code provides that <br />the multiple-family standards may be adjusted, the standards may be adjusted upon finding <br />that the design achieves all of the following: <br />(a) Maximum Building Dimension. The requirements set forth in EC 9.5500(6)(a) may be <br />adjusted if the proposal creates building massing and/or facades that: <br />1. Create a vibrant street facade with visual detail. <br />2.
