Water, sewer, and street access <br />are all available to the site in an alternate location, not through Slocum Drive or <br />Songbird Loop. <br />(3) The vacation does not impede the future best use of the remainder of the <br />property under the same ownership or any adjoining land; or adversely affect the <br />development of the remainder land, or any adjoining land, or access thereto; and <br />the vacation does not conflict with provisions of this land use code including the <br />street connectivity standards and block lengths. <br />Findings: According to staff, Slocum Drive is an unimproved, platted right-of <br />way classified as a local street. As shown on the site plan, the development has a <br />driveway entrance located partially within the Slocum Drive right-of-way. <br />The street vacation will vacate Slocum Drive and add the southern 15 feet to the <br />subject property and the northern 15 feet to the adjacent property. Therefore, allowing <br />the development to provide a needed driveway onto Willow Creek Road.
