In no case, however shall the side . <br />yard for three (3) story dwellings be less than twelve (12j feet. <br />E. AREA <br />' : <br />. 1. Size of lot. Lots shall have a minimum average width of sixty <br />(60) feet and a minimum area of six thousand (6,000) square feet, except <br />- <br />that where a lot has an average width of less than sixty (60) feet and <br />an area of less than six thousand (6,000) square feet at the time this <br />Ordinance became effective, such lot may be occupied by any use permitted. <br />in this section. The minimum lot area per dwelling unit shall be twelve <br />(1200) square feet. <br />2.. Percent of coverage.
