9
GeoPacific
Real-World Geotechnical Solutions
Investigation • Design • Construction Support
August 27, 2018
Project No. 18-4986
WDC Properties
Mr. Frank Stock
2330 NW 31 st Avenue
Portland, Oregon 97210
Email: fstocka-wdcproperties.com
SUBJECT: PRELIMINARY GEOTECHNICAL ENGINEERING REPORT
177 DAY ISLAND ROAD
EUGENE, OREGON 97401
PROJECT INFORMATION
This report presents the results of a geotechnical engineering study conducted by GeoPacific
Engineering, Inc. (GeoPacific) for the above-referenced project. The purpose of our investigation
was to evaluate subsurface conditions at the site, and to provide geotechnical recommendations
for site development. This geotechnical study was performed in accordance with GeoPacific
Proposal No. P-6633, dated June 14, 2018, and your subsequent authorization of our proposal and
General Conditions for Geotechnical Services.
SITE AND PROJECT DESCRIPTION
The subject site is located at 117 Day Island Road, in the city of Eugene, Lane County, Oregon,
and consists of one tax lot with the Lane County ID 1703293400200, approximately 1.5-acres in
size. The site is bordered by Day Island Road to the west, a hotel property to the north, and by a
slough of the Willamette River to the south and east. The site is currently occupied by a single-
story office building with a paved parking lot to the north of the building. Topography at the site
gently slopes down to the south at grades of less than 5 percent, with site elevations ranging from
approximately 411 to 416 feet above mean sea level (amsl).
It is our understanding that proposed development at the site will include demolition of the existing
structures and construction of a residential apartment building. To our knowledge the height of the
building has not been determined at this time. A grading plan of proposed construction has not yet
been provided for our review.
18-4986, 177 Day Island Road GRPT GEOPACIFIC ENGINEERING, INC.
Version 1, August 27, 2018
