applicable criteria set forth in EC 9.3725 for approval of a Master Plan conditional use permit. <br />As discussed above, the Master Plan does not propose any specific development. At the time <br />development is proposed to implement the Master Plan, each development proposal must <br />demonstrate compliance with all applicable development standards then in effect, including, but <br />not limited to: <br />EC 9.3715 S-RP Riverfront Park Special Area Zone Development Standards <br />o <br />EC 9.4900-9.4980 /WR Water Resources Conservation Overlay Zone <br />o <br />EC 9.6725 Outdoor Lighting Standards <br />o <br />EC 9.6790 et seq - Stormwater Site Development Standards <br />o <br />In order to ensure that all future development in furtherance of this Master Plan complies with all <br />applicable standards, this Master Plan is conditioned to ensure future development will <br />demonstrate compliance with these and all other applicable standards. <br />Willamette Greenway Permit <br />EC 9.8815(1): To the greatest degree possible, the intensification, change of use, or <br />development will provide the maximum possible landscaped area, open space, or <br />vegetation between the activity and the river. <br />The language of EC 9.3725(2)(c), addressed above, mirrors this Willamette Greenway Permit <br />criterion. For the reasons discussed in the findings of compliance with EC 9.3725(2)(c), the <br />requested Master Plan satisfies this criterion. <br />EC 9.8815(2): To the greatest possible degree, necessary and adequate public access <br />will be provided along the river by appropriate legal means. <br />The language of EC 9.3725(2)(e), addressed above, mirrors this Willamette Greenway Permit <br />criterion. For the reasons discussed in the findings of compliance with EC 9.3725(2)(e), the <br />requested Master Plan satisfies this criterion. <br />EC 9.8815(3): The intensification, change of use, or development will conform with <br />applicable Willamette Greenway policies as set forth in the Metro Plan. <br />EC 9.3725(1)(a) requires that the requested Master Plan comply with applicable Metro Plan <br />Willamette Greenway policies.
