WG 16-1; SR 16-1; ARB 16-3 <br />(c) Plantings within the designated restoration area shall receive watering consistent with <br />the notes on Plan Sheets L1.2 and L1.3. For a period of 3 years after final approval, any <br />sick or dead plants shall be replaced. <br />(d) The Final Site Plans shall be modified to reflect a Special Setback of 27.5 feet, measured <br />from the centerline of the Valley River Way right-of-way. <br />(e) The Final Site Plans shall be revised to show the proposed Trash Recycle Enclosure as <br />covered, hydraulically isolated, and connected to the private wastewater system. <br />(f) The Final Site Plans shall be modified to provide trees meeting the definition of "canopy <br />trees" in any required landscaping bed such as the perimeter landscaping and planting <br />islands adjacent to the parking areas per EC 9.6420(3)d.1, EC 9.6210(2)a and EC 9.0500. <br />(g) The subject structure, as shown on plans submitted for a building permit, shall not <br />exceed 65 feet in height. <br />(h) The development shall provide a weather protection feature within 30 feet of each <br />entrance to the hotel building. <br />(i) As required by EC 7.280(3), building permits for the hotel shall not be issued until the City <br />approves a street tree plan consistent with EC 7.280 and the City's Street Tree Program <br />Administrative Rule (R-7.280) adopted by Administrative Order No. 58-15-02-F. <br />5. The final approved site plans reflecting the above noted land use approvals for Eugene <br />Towneplace Suites (WG 16-1; SR 16-1; ARB 16-3) are attached as Exhibit B, and are <br />incorporated herein, by reference. <br />NOW, THEREFORE, in consideration of the mutual promises and agreements contained herein, as a <br />condition to the granting of site review approval, by the City, Developer agrees as follows: <br />1. DEVELOPMENT STANDARDS <br />a. Lien and Assessment: Any existing lien or assessment as determined by the City Finance <br />Division shall be paid or otherwise bonded prior to issuance of any building permit for the <br />development. <br />Financing: The name and address of the Developer, together with the designation of a <br />particular responsible official and any lending institution participating in the development, <br />shall be provided to the Building Division contemporaneously with any request to issue any <br />building permit. <br />Page 2 of 5 <br />
