Among these concerns are: 1. The net density for the Lombard <br />Apartment proposal needs to be recalculated as the applicant submitted erroneous data. 2. The applicant has not <br />established that the land is a legal lot. 3. The applicant is assuming that state Goal 15 (Willamette River <br />Greenway) is subservient to SB 1051 (Needed Housing). The application should be denied. <br />The Greenway is a very special place to many people. Many of us here in River Road care about how <br />development takes place in our neighborhood. In our dealings with Eco Apartments, we were told there would <br />be garden space and tree buffers. We dont trust reassuring words from developers. <br />Any development needs to be compatible with the neighborhood. We are not anti development but whatever <br />happens, needs to be sensitive to River Road. <br />I understand the current design for Lombard doesnt even include access for its residents to the bike path. Many <br />state and city planning goals call for transportation options and reducing green house gasses. <br />If this design flaw is true, it shows an utter lack of understanding of important key social, environmental and <br />transportation issues that likely manifest elsewhere with the developer. <br />Please deny the application. <br />Sincerely, <br />Jan Spencer <br />River Road Resident and Frequent User of the Bike Path <br />1 <br />
