FIELD INVESTIGATION
We dug eight exploratory test pits (TP-1 through TP-8) on July 13, 2017. The
exploration locations were selected to help characterize the general soil profile across
the site. Two additional test pits (TP-9 and TP-10) were dug on September 28, 2017,
in conjunction with the additional infiltration tests. The approximate locations of all
the test pits are shown on Figure 2A.
The test pits were excavated using a Komatsu WB146 backhoe and extended to
depths ranging from ±3.5 to 12 feet. The test pits were logged and representative
samples were obtained. Field vane or Torvane measurements were taken on the test
pit side walls to estimate the undrained shear strength where predominantly
fine-grained soils were encountered.
The test pit logs (Appendix B) were prepared based on a review of the field logs, the
results of the laboratory testing (described below), and an examination of the soil
samples at our office. The subsurface conditions are described below.
SITE CONDITIONS
Description of Site and Surface Conditions
The property is bound by River Road to the west and the riverfront bike path and
small substation to the east. Residential properties bound the site to the north and
south. The parcel is relatively flat and typically covered with grass and scattered
weeds. Various varieties of deciduous trees grow primarily near the perimeters of the
property.
A gravel-surfaced driveway provides access from River Road, extending across the
west half of the property. That driveway abuts another gravel driveway that extends
north from the terminus of Lombard Lane, bisecting the west and east sides of the
parcel. The driveways can be seen on the aerial photo in Figure 2A. No other current
improvements are apparent.
From a cursory review of historic texts and aerial photos, we understand two small
houses or shops previously occupied the west side of the property, fronting
River Road. Remnants of an old, possibly abandoned well are located east of where
the old buildings were located. The adjacent vacant lot to the south (415 River Road)
was once occupied by Potter Manufacturing. We understand the property at
415 River Road required mitigation work monitored by the Department of
Environmental Quality (DEQ) because of contaminants on that property. A DEQ letter
dated October 30, 2001, indicated no further action was required based on the
clean-up and monitoring effort that had been completed. We are unaware of any
additional work beyond that.
Subsurface Conditions
The following provides a general description of the soil layers encountered in the
explorations. More detailed descriptions at each test pit are provided on the logs
(Appendix B).
River Road Multi-Family Development April 30, 2018
Preliminary Geotechnical Investigation 2.
