3) EC 9.6735 is not addressed by the written statement, additionally, the site plan does not <br />demonstrate that this standard will be met. Please provide information to demonstrate how <br />the proposed access from River Road is consistent with EC 9.6735, which references EC 7.420. <br />Staff notes that an adjustment may be needed. <br />Planning Items <br />1) For EC 9.5500(4)(b) the calculations for the frontage along River Road subtract 14 feet for an <br />easement. Staff does not see anything in the code that allows a reduction in the amount of <br />frontage. Additional building or enhanced pedestrian space will need to be provided to meet EC <br />9.5500(4)(b), or an adjustment would need to be approved. <br />2) The landscape plan indicates that beaked hazelnut trees in the /WR setback area will be <br />removed. Staff does not see an allowance for removal of trees within the setback for a Category <br />A resource without approval through the Standards Review process. The trees could be <br />retained, or a Standards Review could be requested. See EC 9.4930 for the section of code this <br />information comes from. <br />3) EC 9.5500(11) refers to EC 9.6815 Connectivity for Streets. Staff does not see an analysis of EC <br />9.6815 provided in the written statement and recommends that this information be provided. <br />I look forward to working with you and the community through the next steps of this process.
